A landlord can raise the rent only once every 12 months: at least 12 months after the tenancy started and after the last increase. They must give at least 60 days' written notice (28 days in a boarding house) saying the new rent and the date it starts. The law doesn't cap the amount, but if the new rent is well above market rent you can apply to the Tenancy Tribunal. An increase that breaks these rules isn't valid.
